Property Hub

Bring buildings, tenant requests and maintenance into a shared decision process. AI agents propose actions for your team to review. We are looking for pilot partners to shape the solution with us.

Property Hub connects sensors, weather, tenant requests, leases and service plans. AI agents propose the next action. Your team decides. Every decision is logged. We are opening it to pilot partners who run real portfolios, and you choose which scenarios we make work first.

Property Hub

Built for the people who run buildings

Property Hub is shaped together with three kinds of pilot partner. Each gets the same decision log, tuned to their daily work.

Property owners

Own and let out buildings

One view across the portfolio instead of five systems and a shared inbox.

  • See buildings, tenants and contracts in one place
  • Decide on heating and service from a single list of proposals
  • Keep leases, documents and appliance history per unit

Housing associations

Fewer calls, faster answers

Tenant questions and faults reach the right person with the context already attached.

  • Answers drawn from your own house rules
  • Faults become work orders, emergencies go to a person
  • Laundry rooms and other common areas can be booked in one place

Facility managers

Plan ahead and prove the work

Spot problems before tenants call, and show what was done and why.

  • Warnings from sensors and forecasts ahead of the weather
  • Recurring service plans with reminders and history
  • Inspection checklists with photos, remarks and cost estimates

Six jobs, one decision log

Every capability follows the same pattern: Copyl gathers the signal, an agent proposes, a person decides and the evidence stays on record. This is the pilot scope we are building with partners.

Tenants get answers. Your team keeps the exceptions.

Tenants email or chat. The agent answers from your house rules, logs faults as work orders and hands emergencies to a person.

  • Answers come from your own house rules, not generic advice
  • Faults are logged as work orders with the unit and the tenant attached
  • Emergencies are never left to the agent: they go to a person

See the cold front before your tenants feel it.

Sensor data and the weather forecast become signals in Copyl Signals, the same engine Smart City uses. You set the rules: which sources, how long a window, how severe. When a rule fires, the agent proposes a heating or cooling plan ahead of the change, or flags a possible leak early, and your team decides.

  • Signal rules combine indoor readings and the forecast in a time window you choose
  • A rule can hand its signal to an agent, which proposes: nothing happens until a person approves
  • Copyl never controls building systems; your team acts in the systems you already run

Service that never slips.

Recurring service tasks per building and appliance, with reminders and a full history.

  • One plan per building or appliance, repeating on the interval you set
  • Reminders before the date, not after it
  • A complete history to show owners, auditors and the next manager

Move-out inspections that hold up.

Checklists per property, in a fixed walk order, with photos, remarks and cost estimates.

  • The same walk order every time, room by room
  • Photos and remarks attached to each line
  • Cost estimates per line, ready for a charge to the tenant that a person approves

Every manual and warranty, where the question comes up.

Manuals, receipts and warranties for every appliance, linked to the unit.

  • Open the manual straight from the faulty appliance's work order
  • Receipt and warranty kept with the unit, not in someone's inbox
  • The history follows the building when the manager changes

From lease to invoice.

Apartments, garages, storage and bookable common areas like laundry rooms. Billing to Fortnox.

  • One register for apartments, garages, storage and shared spaces
  • Bookable common areas such as laundry rooms
  • Invoicing flows to Fortnox, where your accounting already lives

How it works: from event to evidence

  1. Event

Something happens: a sensor reading, a forecast, a tenant message, a due date.

  2. Signal

Copyl combines related events into one signal worth a look.

  3. Proposal

An agent proposes the next action, with its reasoning and the evidence it used.

  4. Human decision

A named person approves, edits or rejects the proposal.

  5. Evidence

Proposal, decision and outcome are written to an append-only trail.

Two pilot scenarios, step by step

These are the scenarios we are building the pilot around. Each follows the same flow, and in each one a person makes the call.

A cold front is on its way

  1. 1. Event

The forecast shows outdoor temperatures dropping sharply over the coming days.

  2. 2. Signal

A signal rule combines the forecast with indoor readings from an older building that are already trending down.

  3. 3. Proposal

The agent proposes a heating plan for that building and lists the tenants to inform.

  4. 4. Human decision

The facility manager approves the plan, adjusts the timing or rejects it.

  5. 5. Evidence

The signal, the proposal, the decision and who made it are on record. Your team carries out the plan in your own building systems.

A tenant reports a leak

  1. 1. Event

A tenant writes in the chat that water is coming through the ceiling.

  2. 2. Signal

The agent recognises a possible emergency and matches the message to the unit and the building.

  3. 3. Proposal

It proposes a work order and hands the case to a person, with the tenant's message and the unit attached.

  4. 4. Human decision

The person on duty confirms the emergency, assigns the contractor or downgrades it to an ordinary fault.

  5. 5. Evidence

Message, handover and decision are on record, so the follow-up and any insurance conversation start from facts.

People decide. Copyl keeps the record.

Copyl never controls building systems. Agents propose; your team approves. Every action is written to an append-only evidence trail. Data is hosted in the EU.

Questions property owners ask

Is Property Hub live today?

Property Hub is opening for pilot partners. It builds on Copyl's Agent Hub (proposals, approvals, evidence trail), on Copyl Signals with its rules for sensors and weather, and on the Real Estate Management app. The scenarios on this page are the pilot scope, and pilot partners help decide which we make work first.

Does Copyl control our building systems?

No. Copyl never controls building systems. Agents propose, your team approves and acts in the systems you already run.

Where is our data hosted?

In the EU.

Who can see what the agents did?

Every proposal, decision and action is written to an append-only evidence trail, with who decided and when.

How do we get started?

Book a meeting, or meet us at Smart City Expo World Congress in Barcelona, 3–5 November 2026. Bring one building and one recurring headache.

Works with the systems you already have

Copyl does not replace the systems you already run. Your maintenance, finance, inventory, HR and sensor systems connect to Copyl through its integration platform — governed, permission-checked and logged.

You get the apps and the AI agents on top of what you already have. Your existing systems become data sources for the agents.

Property Hub bills to Fortnox and works alongside the systems you already use.
